What is the
buying process like? How does it work?
First off, you must be on the reservations list to be able to buy.
Each unit
will require a refundable deposit of $15,000, which is placed into an escrow
account. All funds are payable to Signature Storage Escrow. About one month
before we start construction, we will ask for a second deposit and your
signature on a hard sales contract.
Do I own my unit? The ownership is just the same as a
residential condominium. You own the land and the building, fee simple.
Will there be monthly costs
associated with my unit? Yes
there will be. An early estimate on the monthly fees should be about $25 - 35
per month, per unit. The monthly fees would pay for landscaping, water, common
area electricity, facilities maintenance, insurance and common area lighting and
will be established each year by the Board of Directors or Management service
for your condos.
What size units are available?
Most
all the units have a standard depth of fifty feet (50') and all have door
heights of 14'. Standard widths are 16’ and 14' wide sectional doors
respectively. Some Units can be combined to create a 32' x 50' unit, or can also
be combined end to end to create units up to 100' deep.
Can I combine two units
together to create a larger one? Yes.

Are there restrictions on
my use of the unit? Yes,
there will be some restrictions. Noise levels, pollutants, fire hazards, outside
storage etc. Frankly, nothing more than common sense items. As we develop the
CC&R's for the community, they will be posted on our web site so you can view
the restrictions and possible use limitations. Of course, before you actually
purchase a unit, a complete legal version of the CC&R's will be provided to you
as required by law.
Will there be a
dump station? Depending
upon the particular development, within your unit will be a dump station, and in
some larger developments we are planning to have one or two on the outside as
well.
Will there be a
wash area? In
some facilities we
intend to install pressure washers.
Who pays for the
electricity in my unit? Each
unit will be individually metered. When you buy your unit, you will sign up with
SCE just as you would your home. You will then receive a monthly bill for usage.
Are unit sizes
flexible? Yes some
are. We have designed the building so the dividing partition can be removed so
any two units, side by side can be combined. If there is a middle building's)
within a project, you can have two units combined side by side as well as end to
end, creating a space as large as 32' x 100', with doors at either end, creating
a "pull through".
How wide is the
driveway between buildings? Normally
50” feet.
Can I live in my
unit? Without
question, the answer is NO!
Can I operate a
business from my unit? Again
the answer is NO!
Can I work on my
vehicle in my unit? Only
to a limited degree. There cannot be anything other than storage going on less
and except tinkering with your RV.
One
caution....don't even think about using the outside common area for a workshop.
The outside property will remain spotless and clean at all times.
Will
financing be available? We
have lenders who have expressed an interest in financing the units. As we get
closer to the build out of this project, we will post the lenders of choice on
the web site so you can begin exploring your options.
Can I rent
out my unit? Yes.
There are no restrictions in renting out your unit. There has been strong
interest by some owners who would like to purchase multiple units for just that
purpose.
Will there
be security? Security
is a top priority as far as we are concerned. Security cameras cover all the
common area, as well as at the entrance to the facility. All activity will be
recorded on a DVR, as well as anyone entering or leaving the project. Each owner
will have his or her own security code and access keys. Additionally, Owners
will have the option of viewing the security cams live via the internet.
Will there
be an on-site manager? Probably
not. The security we plan to have should take care of any unwelcome guests.
However, your Board may want to have a management company take care of
maintenance, billing, and other menial tasks.
What are the
dimensions of each unit? 16'
wide x 50' deep x 16' interior height, 14' roll up door. Some units may be
combined side to side and end to end, doubling the width or depth of combined
units.
Are these
units tall enough for an RV? Yes.
The tallest RV allowed on roads is 13'6". Our doors will have a clear height of
14'.
Is there
security in each unit? The
units will come with an alarm system on each door. Monitoring will be provided
by the association.
Can I access
my unit 24 x 7? Yes.
Remember, you own this project. You can access the property any time you wish,
including holidays.
When will
the units be built? Our
target is for mid year 2008, however, there are a multitude of regulations that
have to be met that could delay the construction date. We will try to keep you
updated on a regular basis. informed every month.
How will the
reservations be handled? We
will be accepting Reservations for about one month. These are reservations
requiring cash deposits. These units are at pre-construction pricing which will
be considerably less than units to be once we commence construction. These
deposits will be on a first come first serve basis. |
